Alfred Coffee – Beverly Hills, CA
Alfred Coffee
This project delivered a complete tenant improvement for an existing 600-square-foot coffeeshop space on Canon Drive in Beverly Hills, California. The scope covered a full mechanical, electrical, and plumbing (MEP) overhaul — replacing the building's aging HVAC system, plumbing infrastructure, and electrical distribution — to bring the space up to current code and support a fully operational cafe buildout for Alfred Coffee. The design phase was completed in just two weeks, after which the team carried out demolition, rough-in, and full system replacement within a live retail corridor, minimizing downtime and holding costs for the tenant.
PROJECT SNAPSHOT
Client / Tenant | Alfred Coffee |
Location | Beverly Hills, California |
Project Type | Tenant Improvement — Existing Coffeeshop Space |
Size | 600 square feet |
Design Phase | 2 weeks |
Trades | HVAC Replacement, Plumbing, Electrical |
EXISTING CONDITIONS
Prior to construction, the space sat vacant between tenants — dated finishes, a disconnected floor plan, and building systems that had not been updated in years. This was the starting point for the full MEP overhaul.
SCOPE OF WORK
HVAC Replacement
Removed the existing rooftop condensing unit and associated ductwork, now beyond its service life and undersized for kitchen and seating loads. Installed a new rooftop HVAC unit sized to the space, with new supply/return ductwork, refrigerant lines, and roof curb flashing to eliminate prior leak points.
Plumbing
Replaced supply and drain lines throughout the space to support the espresso bar, three-compartment sink, and pastry prep areas. Installed a new commercial water heater, upgraded shutoff valves, and a floor drain / grease trap to meet health department requirements for food and beverage service.
Electrical
Replaced the main electrical panel with a new 200-amp service to support espresso equipment, refrigeration, and point-of-sale systems. Ran new circuits and conduit for kitchen equipment, added dedicated GFCI-protected outlets, and installed new recessed and pendant lighting throughout the dining and service areas.
THE RESULT
The completed build-out gave Alfred Coffee a fully code-compliant, efficient space ready for day-one operation — with reliable climate control, code-compliant plumbing for food service, and an electrical system with headroom for future equipment. With the design phase wrapped in two weeks, the project moved quickly into construction, keeping the tenant's opening timeline on track.
